Development

The Development Officer for the Town is appointed in compliance with the Community Planning Act with regard to administration of the planning by-laws.

In this role, the Development Officer’s authority is provided as legislated by the Community Planning Act. Authority accrues to a Development Officer upon registration of planning by-laws pursuant to the Community Planning Act. In essence, this authority is administrative only, approving where the legislation is satisfied and refusing to approve where it is not.

  • The Development Officer maintains copies of all authorized sub-divisions, the Town Zoning Plan and the Municipal Plan.
  • The Development Officer advises Council, the Chief Administrative Officer, Department Heads and other municipal officials on matters of community development.
  • The Development Officer serves as technical advisor and secretary to the Planning Advisory Committee.

He maintains a working knowledge of the New Brunswick Community Planning Act, the National Building Codes, the Provincial Electrical and Plumbing Codes and the requirements of the New Brunswick Department of Environment and Local Government with regard to environmental programs and policies relating to land development.

Zoning By-Law - The  Zoning By-Law governs the use and occupancy of property within the Town.  Any change in the use of your property may require the approval of the Development Officer.  The following activities are only a few examples of activities requiring approval; i.e. music lessons, dance studio, business office, medical office, auto repair, tailoring, day care, etc.  Please contact the Technical Department for further clarification.

Appeal - If the Development Officer does not approve a development, the applicant may have the right to appeal to the Planning Advisory Committee and/or the Provincial Planning Appeal Board.  Plese contact the Development Officer for further clarification.
