BUILDING WITHOUT A PERMIT IS ILLEGAL!
The following is information to assist the homeowners and contractors who wish to perform renovations, alterations and/or new construction:
A Building Permit is Required For:
Construction or installation of a new home, garage, carport, shed deck, fence, chimney, additions, new rooms, structural alterations, siding, windows, roofing, deck repairs, signs and temporary shelters.
The requirement for a building permit may not be limited to the above. Contact the Technical Department for further clarification. A permit application must be accompanied by drawings, where applicable, and the work must commence within the six months of permit issuance and be completed not later than the expiry date indicated.
Building Permit Fee Schedule:
Total estimated cost of the work must include all labour and materials.
Temporary Shelter $10.00
$0.00 - $4000 $20.00
$4001 - upwards $ 6.50 per thousand
(Example: for $6000 of construction the fee would be $39.00)
If work commences prior to the issuance of a permit, the above fees shall be tripled.
A Surveyor’s Real Property Report and a Building Deposit is required for some construction (See Building By-Law # 413).
Driveway Curb Reduction Deposit – The Town of Oromocto or its agent may reduce the driveway curb profile upon receipt of a deposit. The applicant agrees to pay the Town of Oromocto all costs associated with the reduction of the driveway curbing. Upon completion of the work a financial adjustment relative to the deposit will be made in favour of the Town or the applicant as appropriate.
Water and Sewer Lateral Extension Agreement – On signing the agreement and making the application deposit, the owner/builder may choose the Town of Oromocto Works Department or an “Approved Contractor” to carry out excavation and backfill to the water and sewer laterals and extend same from the property line to connect with the water and sewer lines installed by the builder one metre beyond the building face. The applicant agrees to pay the Town of Oromocto all costs associated with the work and any adjustments to the deposit will be made upon completion of work.
Important Things to Remember
- Ensure landscaping directs water “away” from the building’s foundation.
- The landscaping grade line shall be a t least 150 – 200 mm (6 – 8 inches) below the top of the foundation wall.
- Each bedroom shall have at least one outside window openable from the inside without the use of tools or special knowledge. The window shall provide an unobstructed opening with an area not less than 0.35 sq m (3.77 sq ft) and have no dimension less than 3800 mm (15 inches)
- Deck blocks may be used if the deck structure is completely free-standing (i.e. not connected to the building) and not more than 600 mm (2 ft) above ground level.
- Guards for porches, decks, landings and balconies shall be a minimum 900 mm (36 inches) high, except if the walking surface is more than 1.8 m (6 feet) above finished ground level, a 1070 mm (42 inches) high guard is required. Openings through a guard shall be less than 100mm (4 inches)

- Permit fee based on estimated cost of work.
- Where applicable, a building deposit.
- Where applicable, a driveway curb reduction deposit.
- Where applicable, a water and sewer connection deposit.
- Placard displayed in prominent location and approved drawings kept on site.
- Call for inspection, 24 hours prior to placing of foundation footings.
- Call for inspection, 24 hours prior to backfilling of foundation. (A Surveyor’s Real Property Report is required at this time.)
- Call for inspection, 24 hours prior to interior sheathing of walls and ceilings.
- Call for inspection, 48 hours prior to occupancy.
- Complete application for building permit.
